As for the crossing, I think should either be surface asphalt, or cut it into three sections, two asphalt and one concrete . Also, the intersection of the crossing with the tram should be a node, railway=tram_level_crossing |

I think it's up to the osm client to present and differentiate addresses. You would just need to add more details, like city (or county, state, etc) |
